A new reserve fund study report is now available on the documents page.
We also have a BECA (Building Enclosure Condition Assessment) report from ISL Engineering. You can view both documents HERE Dear Owners, Tenants and Residents,
This communication is further to our July 5 and 6 emails to owners, tenants, and residents regarding the booking system for the Pool, Hot Tub, Sauna and Steam Room, and the re-opening of the Guest Suites. Pool, Hot Tub, Sauna and Steam Room: As you will recall, the Board solicited feedback regarding the continuance of the booking system or returning to open access. We thank the 21 owners and tenants who wrote to us. While there were mixed views, the clear majority expressed a desire to return to fully open access and the cancellation of the booking system. Therefore, effective on Thursday, July 15, the booking system will no longer apply, and attendance is open to all during regular operational hours. Guest Suites: We are pleased to advise that the Guest Suites are open effective Tuesday, July 13, 2021. Please refer to our website for booking information. General Information: GENERAL SANITIZING Related to Alberta Health Services guidance that Covid-19 spread is due to airborne transmission, surface sanitization work will be reduced or eliminated. VISITORS and MASKING As per AHS guidance to Albertans, visitors to our property are permitted. Enjoy regaining some important social contact. While the use of masks is not required, you may wish to continue as a personal choice for protection in more confined areas. CONTACT TRACING There is no monitoring/supervision of the above areas other than the recording by the existing booking system, video cameras and the FOB access system. These systems will be used for Contact Tracing if so required. We are all very aware of the seriousness of Covid-19 and that the virus very much remains with us. The outlined operations and restrictions are subject to re-evaluation as circumstances warrant. Your Board of Directors thanks you for your understanding and co-operation as we all continue to work our way forward through a lengthy, frustrating, and challenging time. Your Volunteer Board, Anne, David, Rob, Ron and Jamie Dear Owners, Tenants and Residents,
As a result of the Alberta Government’s announcement that, as of July 1, 2021, Alberta entered Stage 3 of the ‘Open for Summer’ Plan’, your recently elected volunteer Board met to establish a full reopening plan for our Amenities building and Guest Suites. Discussions considered the Alberta re-opening announcement, the current status of various amenities operations, the processes currently in place (e.g., the booking application on our website), the range of generally understood health mix of our residents, the schedule for our fire alarm system replacement, and the desire for feedback from our owners/residents. With respect to the latter, please refer to the FEEDBACK section of this letter. While most amenities are now open, some re-openings are deferred to Friday, July 9 in recognition of on-site workers needing ready access to the amenities building for the installation of the new fire alarm system. Also, we wanted to ensure that all necessary amenities supplies are in place, equipment is fully operational and the booking system is adjusted. The following outlines the overall plan for amenity operations. Pool/Hot Tub (open), Sauna/Steam Room: opening July 9 In addition to the current open operations of the Pool / Hot Tub, both the Steam Room and the Sauna will be made available using the booking system for these combined facilities as a single ‘group’. This means that when you book for this ‘group’ of amenities, you have available all or any portion of the pool area (e.g., to use the Sauna, you book through our website and it includes the Pool/Hot Tub/Sauna/Steam Room). We are seeking your feedback on this process, and whether or not you prefer us to simply open up the entire area to sharing (whoever shows up) rather than maintaining the booking system for a single/family/cohort. Exercise Room: opens July 9 We recommend:
Air Circulation: The filters in the A/C system have been upgraded as recommended for viral effectiveness. However, we note that the air in the Exercise Room is recirculated. As a result, we suggest that users prop open the door during use to improve circulation. Please ensure that the door is closed as you leave the room. Washrooms: open Games Area: open for Shuffleboard and Pool Tables. Recommendation: Users apply sanitizing wipes to high touch items such as pucks, cues, triangles, balls. Etc., before and after use. Great Room – general use and rentals: open Recommendation: Users apply sanitizing wipes to high touch surfaces before and after use. Library / Board Room / Theatre / Lobby areas: open Guest Suites – closed as an interim safety measure; opening later this month The Suites will remain closed until such time as the new Fire Alarm System is operational with the new strobes and horns installed and working within each of the Suites. We hope this will be achieved by the latter portion of July. In the interim, contingent bookings can be made through Marsha per the contact details on our website. GENERAL SANITIZING Due to Alberta Health Services guidance that Covid-19 spread is due to airborne transmission, surface sanitization work will be reduced or eliminated. Your Volunteer Board, Anne, David, Rob, Ron and Jamie Dear Owners,
As you are aware, our Amenities building has been unavailable for use for some time. Alberta Health Services (AHS) has now eased its requirements and Alberta has moved to Stage 2 of their Open for Summer Plan effective today, June 10, 2021. At Crossbow Point we are very pleased to be in the position to once again optimistically and cautiously move to provide expanded access to some of the facilities in our Amenities building as of Friday , June 11, 2021. At that time the Amenities building will partially re-open pending the completion of maintenance work and re-start procedures on our pool equipment. Access will be provided as follows:
Visitors: Guests or visitors are NOT permitted on our premises, except as required for deliveries, repairs, contractors, medical services and the like. However, as per AHS guidelines, people living alone are permitted guests consisting of up to two ongoing designated individuals. Contact tracing: There will be no monitoring/supervision of the above areas other than the recording by the existing booking system, video cameras and the FOB access system. The on-line booking system and FOB access system will be used for Contact Tracing if so required. Washrooms/change rooms: should be used only in an emergency. However, the 'cleansing shower' located within the swimming pool area will remain available and should be used immediately prior to and after using the facility. Gym, Dry Sauna and Steam room: will remain closed for the time being. Any persons showing signs or symptoms of potential Covid-19 illness are not to enter the facility, and should immediately contact Alberta Health Services (call 811 Health Link - Health Advice 24/7). The outlined restrictions may be removed or modified at a later date depending upon AHS Covid-19 restrictions and how users comply with our protocols. We are all very aware of the seriousness of Covid-19 and again need to move forward cautiously. The outlined restrictions are subject to ongoing re-evaluation to inform the opening or closing of any amenities. Your Board of Directors thanks you for your understanding and co-operation as we all continue to work our way forward through a lengthy frustrating and challenging time. Your Board, Anne, David, Mat, Ron and Jamie COVID-19 ALERT: Please follow Alberta Health Services requirements and guidelines, including vaccination, visitor and social gathering restrictions, mask use, social distancing, sanitizing your hands and disinfecting high touch surfaces. Together, using best practices, we can maximize the safety of ourselves and others. In line with the Provincial health orders, we must close the pool/hot tub and need to operate in accordance with Mandatory, additional restrictions for high case regions. As a result, the Amenities building will again be fully closed effective Sunday, May 9, 2021 at 10:00 p.m.
This action is regretful but necessary due, primarily, to the non-compliance of Alberta residents in managing Covid-19 risk. We remind you as follows:
Your Board can also be contacted at crossbowpoint@gmail.com for non-operational matter. PEKA remains available for operational matters at becki@peka.ca and gibson@peka.ca While as a condo board we continue to take measures to mitigate Covid-19 risk, all individuals need to continue to be primarily responsible for their own health and safety. The above measures will be reviewed in accordance with any further AHS guidelines and requirements. We appreciate your understanding and cooperation. Please be socially responsible, take care of yourselves and those near and dear to you. Your Board, David, Anne, Ron, Mat and Jamie Dear Owners/Tenants,
Covid, Covid, Covid ! Yes, we are all tired of restrictions on our lives and our lifestyles. It has been more than a year since Crossbow Point and its’ owners have been engaged in compliance with Alberta Health Service (AHS) restrictions in order to keep ourselves and our community safe. As you are well aware, overall cases are increasing in Alberta with over 50% due to one or more of the variant strains, which are highly transmittable and affecting a broad age range of the population. Banff, has been declared the hottest spot in Alberta with a case rate of 1,100 per 100,000 as of April 22nd, as compared to the provincial per capita rate of 417 per 100,000. Canmore has a case rate of 411 per 100,000 as of the same date. The close proximity of these two tourist towns, along with the daily flow of people back and forth between the communities, creates added risk to Canmore and its’ residents. In addition, there is much travel from other parts of Alberta to our community due to vacation homes and general tourism. We have spent the last year not having friends or family visit or stay overnight in our condos. We have been wearing masks while in the condo complex respectively protecting both ourselves and others. We thank you for being responsible, committed and courteous. Your Board has chosen to communicate to owners the latest rules within the context of an apartment style condominium and act when asked by AHS to close or modify our facility operations. The Board operates under a governance mandate with respect to our condo. We do not have nor assume the authority to report non-compliant behavior of individual owners; however, individual condo owners may report those who are or continue to be non-compliant with restrictions issued by AHS. The consequence may be a significant fine to the individual by authorities. The following instruction has been copied directly from the Alberta Health Service website: Enforcement: If you are concerned that someone is not following public health orders, you can:
you for bearing this in mind in your decision to comply with Covid-19 guidance and requirements. We ask for your continued patience and support throughout this and the next phases of Covid-19. Let’s work together to do our bit to bend the curve and keep ourselves and other residents of Crossbow Point safe. Sincerely and respectfully, Crossbow Point Board David, Anne, Ron, Mat and Jamie COVID-19 ALERT:
Please follow Alberta Health Services requirements and guidelines, including visitor and social gathering restrictions, wearing a mask, practicing social distancing, sanitizing your hands and disinfecting high touch surfaces. Together, using best practices, we can maximize the safety of ourselves and others. Update pending as circumstances warrant. At Crossbow Point we are very pleased to now be in the position to once again and cautiously move to provide limited access to some of the facilities in our amenities building. This will begin on Thursday, March 25.
