Unit Modifications

lMPORTANT: PAINTING and OTHER RENOVATIONS IN YOUR UNIT - FIRE ALARM SYSTEM
THE PROBLEM:  We have had some Fire Alarm error messages generated as the result of renovations being done. This  causes unneeded expense as Banff Fire and Safety is required to attend and reset our alarm system. 
Our alarm system is intuitive to the point that it knows when there is a change or alteration to the Horns/strobes and pull stations. These units are in constant communication with the central control unit and sends information to the that unit several times per second.
Generally, each suite unit in Crossbow Point has a STROBE/HORN unit located in each bedroom.  Even a slight loosening of the attachment screws of strobe/horn units may trigger and register as a tamper alarm.
WHAT YOU SHOULD DO: If you are planning a painting project or anything that may involve touching a horn/strobe unit in your suite, please contact the system monitoring company, API at 1-800-268-7680 to have them place our system in a test mode to avoid triggering an alarm. Following completion of any work, API should be re-contacted to place our system back in active mode.
If this process is not followed, any costs incurred by Banff Fire and Safety or the Canmore Fire Department to attend our facility may be charged back to the specific unit owner.

Unit renovations are not permitted without first having the design and specifications approved by PEKA on behalf of the Board. A Condominium Renovation Request Form must be completed, submitted and approved in advance.  Renovations may only begin once approval has been provided by PEKA.  All renovation work may be subject to inspection while in progress and/or upon completion.

RENOVATION REQUEST forms are available from PEKA Professional Property Management at their website https://peka.ab.ca/client-portal-condo  Two options are available:
  • Renovation Request Form in the DOWNLOAD PDF FORMS section at the bottom of the webpage. Complete this form by hand and submit to PEKA; OR
  • Apply for Approval - Renovation under the heading APPROVALS. Complete this form online and submit electronically to PEKA.
If the Renovation Request includes flooring modifications, please read the section below and confirm the requirements in your application, including a statement that you have “read and confirm compliance with the Flooring Modifications Policy of Crossbow Point”.

ADDITIONAL VERIFICATION REQUIRED–FLOORING MODIFICATION
The installation of harder surfaces such as hardwood are only permissible subject to certain guidelines:
  • Refer to the ‘Flooring modification information policy’ on the Crossbow Point website using this link Flooring Modification Policy 2014
  • All work must be pre-approved by PEKA. Please contact PEKA in advance of purchase or contracting to ensure that approval is obtained in writing.
  • This process has been established to ensure that modifications do not affect the structural integrity of the unit and pose no noise concerns to other owners (especially those on lower floors directly below the unit in question and other adjacent units).
PEKA reviews Renovation requests on a timely basis.
 

AIR CONDITIONING
Air Conditioning units are not permitted.

SCREEN DOORS
In supporting Crossbow Point maintaining its "luxury" condo status, the consistency of visual appeal is an important factor where common property and exterior views come into play. In support of this goal screen doors are permitted provided they comply with the following requirements. With compliance, renovation approval is not required.
  • Phantom-brand screen doors, which retract sideways into a case inside the suite, are permitted and recommended
  •  Frames and screens in various shades are allowed. They should be compatible with the decor of the exterior and interior surrounding
  • Interior mount only (as the patio/balcony door opens outwards) 
  • For reference: One Way Glass Ltd. (403-678-6927) and Canmore Glass & Screen (403-678-4588) sell and install these screen doors
