We thank you for your cooperation and understanding, and wish you the best over this over the Christmas season. Recently a relatively minor flood was experienced in the 175 building due to a severely clogged common drain coming from the kitchen area plumbing stack.
The blockage was quite significant and required disassembly of some common plumbing lines. The cause of the blockage appeared to be due to someone regularly disposing of what appeared to be coffee grounds, down the drain. Please never dispose of grounds, grains, nor any form of grease down the drains, including the garbage disposal. Such disposal, whether using the drain directly or using a garbage disposal unit,virtually guarantees that a blockage will eventually occur and worse, may result in physical damage to another unit and much disruption to occupants. Further, this can give rise, in a severe case, to tens of thousands of $ of damage and insurance claims, for which we can all end up paying for if fault cannot be attributed. In a clear and known at fault situation, substantial to all costs will be for the account of the owner of the offending unit. We thank you for your understanding and cooperation. 175 Building: The rack for this building has long been located in an impractical location, directly adjacent to the most eastward visitor parking stall.
155 Building: The bike rack will remain in its current location. KEY LOCK BOXES (155 and 175 buildings) Problem: Owners/tenants and real estate agents have traditionally used the bicycle racks to attach and lock the shackle of their ‘key lock box’. The number of these lock boxes has grown in number, provides a somewhat unsightly appearance, and can make it difficult to lock up a bicycle. •Solution: A ‘lock bar’ will be installed in the alcove area of the 175 garage driveway (at the bottom of the driveway). The lock bar provides a dedicated device to accommodate personal key lock boxes for both the 155 and 175 buildings. The lock bar installation is scheduled to occur on or about Wednesday, September 21, 2022. Actions request: if you have a key lock box attached to any of our bicycle racks, please relocate it to the lock bar as described above. It is understood that with absences from the property, it may take some time for the lock boxes to be removed and installed in the new location. We do not intend to cut off any lock boxes until we have provided ample opportunity, with multiple notices/reminders, to relocate lock boxes. Following such notices, any remaining lock boxes will be cut off and removed from the bicycle racks. While we were able to defer maintenance work over the summer, respecting the higher useage period by owners/tenants, we now need to take advantage of the fall 'shoulder season' to complete various maintenance work. This includes tile replacements, painting of the pool, and specified mechanical work on the pool infrastructure. The pool and hot tub will be drained on Monday evening in preparation for the work. We hope to have these amenities up and running again by the end of the month. We appreciate and thank you for your understanding and cooperation. June 18, 2022, 7:30 - 11:00pm It’s time for our (once annual, but COVID interrupted) SUMMER SOLSTICE PARTY when we invite our Crossbow Landing Neighbours to join us is celebrating the arrival of Summer. This is an outdoor event to be held at the end of the driveway between the Point and the Landing and is open to Crossbow residents and their guests. In the case of inclement weather, the party will be held in the Crossbow Point great room. In this case, the attendance will be limited and we ask that the number of guests should not be more than 2 per unit. Live music will be provided by the very popular Charlie Butler. You can bring your own refreshments and you may want to bring a lawn chair. We ask that you label your drink bottles. Coolers and ice will be provided. This free event is sponsored by your Social Committee but everyone is invited to bring a cash donation. See below for details. Looking forward to an awesome Summer, Crossbow Point Social Committee Fundraiser Information Michelle Fuller is a modern-day hero for many of us. Throughout her six cancer journeys, over many years, she has exhibited a zest and gratitude for life, as well as a commitment to and compassion for others. After her last cancer diagnosis, Esther and Ron Davies set up a most successful Go Fund Me account. The goal of this endeavour was to provide extra funds to help with costs for travel and accommodation expenses incurred for medical appointments, etc. With the extra money, Henri will be able to take time off work to provide post surgery support to Michelle. Michelle’s latest operation was in late April. Her path to recovery will be challenging. We know that financial assistance will help reduce their stress levels in this difficult time. At our Summer Solstice party, we are encouraging anyone who has not contributed to the Michelle Fuller Go Fund Me project to donate. Some may wish to enclose some cash or a cheque in a Get Well card for Michelle. Others may wish to donate anonymously. We have discovered that even the smallest of donations add up quickly so please consider giving even a very modest amount. Thanks so much for your consideration in this matter. Jenn will be the first point of contact for making reservations and explaining the process to interested owners. Kevin Houston has agreed to assist Jenn with cleaning the suites as needed. Work will commence in building 155 on August 30 at 8:30 a.m. on the third (3rd) floor. The team will work their way down to the first floor before moving to building 175, again starting on the 3rd floor. Work will be completed daily by 5:00 p.m. PEKA will release the keys we have on file for all units unless directed otherwise. If you have not provided a key, please arrange to do so by August 27. If you will not be home and have pets in your unit, please ensure they are secured and unable to escape the unit. |
