Key Development Approval History


Crossbow Landing Development
15 Feb 2002 -- Town of Canmore "Notice of Decision" issued giving approval to Cove Properties Ltd. Lot 1 Block 1 Plan 011 1272 for Multifamily Residential, Athletic & Recreational Facilities.

20 Jun 2002 - Cove Properties Ltd. submitted a "Development Agreement" (as required by the Notice of Decision) to the Town of Canmore [for Crossbow Landing construction].  Some key extracts are provided below:

> (Section 1.01 n) Development Site means that portion of the lands in the Town of
   Canmore legally described as follows: Lot 1 Block 1 Plan 011 1272. More particularly
   the East portion of the lands to be developed by the Developer as shown on the Plan
   provided by the Developer and approved and accepted by the Town, east of the
   centre line of the proposed internal access road providing access to the
   development, and further to be known as Bare Land Unit 1 of the proposed bare land
   condominium plan.

> (Section 2.15) The Developer shall be permitted to construct the Development in two
   phases, as outlined in the Phasing Plan approved by the Town. Phase One shall
   include the northern portion of the Development Site and Phase 2 shall include the
   southern portion of the Development Site.

> (Section 5.01) The Developer shall commence construction on Phase 2 of the
   Development no later than August 11, 2003.

> (Section 5.02) Development Permit approved by the Canmore Planning Approving
   Authority on February 11. 2002.

> An attached Alberta Titles Search document dated 30 Aug 2002 shows Title to the
   Land Legal Description Plan: 0111272 Block 1 Lot 1 (Excepting Mines and Minerals)
   AREA:  3.45 Hectares (8.53 Acres) for CONSIDERATION of $5,175,000. Title was
   registered as 1/2 interest owned by Cove Properties of Edmonton and Medican
   Developments Inc. of Medicine Hat.


Crossbow Point Development
26 Jul 2002 - Town of Canmore "Notice of Decision" issued giving approval to 
Medican Developments Inc. Lot 1 Block 1 Plan 011 1272 for Multifamily Residential,
Athletic & Recreational Facilities.

10 Jan 2003 - Medican Developments Inc. submitted a "Development Agreement" to the Town of Canmore [for Crossbow Point construction]. Key extracts from this document are provided below:

> (Section 1.01 n) Development Site means that portion of the lands in the Town of
   Canmore legally described as Condominium Units 3 and 4  Plan 031 0034.

> (Section 2.17) The Developer shall be permitted to construct the Development in two
   phases, as outlined in the Phasing Plan approved by the Town. Phase One shall
   include the northern portion of the Development Site and Phase 2 shall include the
   southern portion of the Development Site.

> (Section 5.01) Must be completed within two (2) years of July 26th, 2002 (the date of
   the approval of the Development Permit by the Development Authority). 

> An attached Alberta Titles Search document dated 08 Jan 2003 shows "Transfer
   of Land" Title (submitted on 06 Jan 2003) for this portion of the property to the 
   Medican Developments Inc. of Medicine Hat.
