Policies and Procedures/Part 1
PREVENTING WATER DAMAGE
including plumbing and drain/garburator issues
Water damage can cause significant financial losses both within a unit and adjacent units, including common property areas. The heating in your unit is provided through hot water being piped through a radiant heating device along the bottom of the outside walls of the unit.
PRECAUTIONS IN WINTER
• To help prevent pipes from bursting during the winter months, it is recommended that
you:
– Keep the thermostat set at no less than 20 degrees Celsius
– Do not leave your windows open during the winter months.
– Shut off the water for the unit if you will be absent.
-- This is typically done with valves located in the front closet.
-- After the water has been shut off, open all the taps; and
-- Drain the pipes from the lowest point in the unit.
– Refer to ABSENCE FROM PROPERTY under Policies and Procedures Part 1 under sub-menu Extended Absence (click)
WASHING MACHINE HOSE CONNECTIONS
Washing machines generally come equipped with reinforced rubber hoses for connection between the water supply lines and the machine.
• To maximize the prevention of burst hoses (and the resulting water damage to the unit
and other units), it is recommended that unit owners always use new hoses when
connecting new or replacement washing machines. New hoses are generally included with
a new washing machine (do NOT use the old hoses).
• Replacement of hoses is recommended every 10 years.
DISHWASHER (water supply line and garburater)
• Line to the dishwasher are generally copper and should not require servicing
WASTE DISPOSAL GARBURATORS
FRIDGE (water supply line)
• Fridges with water/ice dispensers will have a copper supply line connected to a plastic
supply line into the fridge. Any water leaks should be addressed promptly to minimize
damage. To shut off the water for the fridge, close the cold water valve located in the
front closet.
WATER SHUT OFF VALVES
• The water supply (hot and cold) to your unit can be shut off within your unit. These water
control valves are located in the front closet.

WASTE DISPOSAL GARBURATORS
- Garburators are helpful and functional kitchen appliances. However, they have to be used with care and appropriate attention
- Clogged drains - at times caused by improper use of garburators - are a major cause of inconvenience; garbage disposal repairs may be a costly affair
- Don't pour oil, grease, or fat into your garburator or drains. The same applies to fibrous materials and skins of any type or any other big junks of food products
- Run water shortly before starting the garburator; at the end after the disposal process before turning off the garburator run it again for 1/2 minute with water
- Fore more information click here or search the internet for proper garburator use.
