Recently a relatively minor flood was experienced in the 175 building due to a severely clogged common drain coming from the kitchen area plumbing stack.
The blockage was quite significant and required disassembly of some common plumbing lines. The cause of the blockage appeared to be due to someone regularly disposing of what appeared to be coffee grounds, down the drain. Please never dispose of grounds, grains, nor any form of grease down the drains, including the garbage disposal. Such disposal, whether using the drain directly or using a garbage disposal unit,virtually guarantees that a blockage will eventually occur and worse, may result in physical damage to another unit and much disruption to occupants. Further, this can give rise, in a severe case, to tens of thousands of $ of damage and insurance claims, for which we can all end up paying for if fault cannot be attributed. In a clear and known at fault situation, substantial to all costs will be for the account of the owner of the offending unit. We thank you for your understanding and cooperation. 175 Building: The rack for this building has long been located in an impractical location, directly adjacent to the most eastward visitor parking stall.
155 Building: The bike rack will remain in its current location. KEY LOCK BOXES (155 and 175 buildings) Problem: Owners/tenants and real estate agents have traditionally used the bicycle racks to attach and lock the shackle of their ‘key lock box’. The number of these lock boxes has grown in number, provides a somewhat unsightly appearance, and can make it difficult to lock up a bicycle. •Solution: A ‘lock bar’ will be installed in the alcove area of the 175 garage driveway (at the bottom of the driveway). The lock bar provides a dedicated device to accommodate personal key lock boxes for both the 155 and 175 buildings. The lock bar installation is scheduled to occur on or about Wednesday, September 21, 2022. Actions request: if you have a key lock box attached to any of our bicycle racks, please relocate it to the lock bar as described above. It is understood that with absences from the property, it may take some time for the lock boxes to be removed and installed in the new location. We do not intend to cut off any lock boxes until we have provided ample opportunity, with multiple notices/reminders, to relocate lock boxes. Following such notices, any remaining lock boxes will be cut off and removed from the bicycle racks. While we were able to defer maintenance work over the summer, respecting the higher useage period by owners/tenants, we now need to take advantage of the fall 'shoulder season' to complete various maintenance work. This includes tile replacements, painting of the pool, and specified mechanical work on the pool infrastructure. The pool and hot tub will be drained on Monday evening in preparation for the work. We hope to have these amenities up and running again by the end of the month. We appreciate and thank you for your understanding and cooperation.
